I’m here today with Keith Hutcheson of Coastal Home Inspection to talk a little bit about pre-inspections and why they’re such a good idea for home sellers.

We always advise a pre-listing inspection to our home-selling clients. Home inspections that spook a buyer unnecessarily are a big cause of canceled transactions. A pre-listing inspection helps you avoid them.

This kind of home inspection is actually the biggest part of Coastal Home Inspections’ business. One of the biggest reasons is that there are a lot of structural issues that could be present in a home that the owners are completely unaware of. These things usually aren’t that serious, but they could seriously scare a buyer away at the last minute.

 

Home inspections are always worth the money.


 

The last thing you want is for a buyer and their inspector to uncover a structural or mechanical issue. It might make them think that there are larger issues at play when there really aren’t.

A pre-listing inspection solves this because it alerts you to any issues before you list your home. Whether the issue is serious or not, it can be addressed promptly and won’t show up later when you find a buyer. Very few people visit their attics or crawl spaces frequently, so things like shifting soil can be easily remedied, but spook buyers if they aren’t uncovered until later.
