Why should you have an agent representing you when you buy a new home?

Did you know that when you go into a model home, the agent who is there on-site is solely responsible for protecting the interests of the builder and developer? They don’t represent you; their objective is to get the highest price they can and negotiate the best terms for the builder. Buying a home is probably the largest purchase most Americans will make, so it makes a lot of sense to have someone looking out for you.

Secondly, when builders sell homes in a given market, the cost of an outside agent’s fee is covered, meaning that hiring one won’t cost you anything. Buyers often ask whey they should hire an independent home inspection if they’re buying a new house—well, we’ve always advised our clients to do so because builders and county inspectors sometimes miss things. A builder’s agent likely wouldn’t tell you that. The advice you can get from an outside agent can be priceless.
