You need to stage your home; here are five tips to make it easy.

Are you considering putting your home on the market and wondering what you could do to sell it in less time, for more money, and with less aggravation? If so, you need to consider staging.

What is the cost of staging? The short answer is it varies. However, the National Association of Realtors has shown that staged homes sell 1% to 5% higher than the competition. In addition to selling for more money, staged homes sell five times more quickly than the competition, which means less cleaning and no more accommodating last-minute showing requests.

There is no one size fits all when it comes to staging. So we try to break it down into good, better, and best options for our clients, ranging from leveraging our staging checklist and taking on some DIY projects to vacating the home and bringing in professional home stagers to curate it like a model home. So if you're wondering what you can do today to get started, here are my top five tips for getting your home ready for market:

1. Paint any rooms you've got with dark, dated, or bold color choices with light neutral paint.

2. Declutter. Put away any personal photos, knickknacks, or collectibles, and be sure to keep your kitchen and bathroom counters clean.

3. Rework room layouts to make them feel larger.

4. Clean your windows and open your blinds to let in as much natural light as possible.

5. Don't forget storage because you're going to need a place to put everything you just packed away.

Another thing to consider would be landscaping. First impressions and curb appeal still matter. I would also recommend considering having a professional home inspector come to get ahead of any major issues that may come up. Finally, don't forget to deep clean and have the home motor free and ready to go for that first showing.
